The Seller’s Roadmap

1. Financial Preparation

Before looking at homes, you must determine your budget. This involves setting aside a down payment (minimum 5%) and meeting with a mortgage broker to get pre-approved for a rate and loan amount.

2. Define Your Criteria

Visualize your lifestyle to distinguish between “needs” and “wants.” Create a prioritized list considering factors like school districts, recreational facilities, neighborhood vibe, and commute times to focus your search.

3. Partner with a Pro

Select a knowledgeable Real Estate Agent who makes you feel comfortable. A dedicated professional will represent your best interests, help you navigate the market, and manage the complex logistics of viewings and paperwork.

4. The Search

Using professional property search tools and your agent’s network, you will begin viewing homes. Your agent will keep you updated on new listings and schedule private viewings for properties that match your criteria.

5. Offer & Negotiation

Once you find the right home, your agent will help you draft a strategic offer. This step involves negotiating the price and terms with the seller, conducting a home inspection, and requesting necessary repairs.

6. Final Closing

After the offer is accepted and conditions are met, you will finalize your mortgage details and visit a lawyer to sign the official ownership documents. Once completed, you receive the keys and celebrate becoming a homeowner!

The Buyer’s Roadmap

1. Financial Assessment

Even if you are still paying off a mortgage, you have options. Speak with your lender first to understand your current mortgage terms, payout penalties, and financial standing before proceeding.

2. Select Your Agent

Don’t just pick the agent suggesting the highest price. Shop around for a reputable professional with deep market knowledge. You need a partner who can answer critical questions and represent you effectively.

3. Strategic Pricing

Setting a fair price is crucial to attracting buyers. Your agent will use current market stats, competitive analysis, and your home’s estimated value to set a price that maximizes exposure without deterring offers.

4. Preparation & Staging

Before hitting the market, your home needs to look its best. Your agent will advise you on staging and preparation to ensure the property appeals to the widest range of potential buyers.

5. Marketing Launch

You will sign a Listing Agreement to authorize your agent to publish your home on the MLS (Multiple Listing Service). They will then launch a comprehensive digital and traditional marketing campaign to alert buyers and other agents.

6. Negotiation & Closing

As marketing generates offers, your agent will help you review and negotiate the best terms. Once an offer is accepted, the buyer will conduct inspections. Finally, your lawyer and agent will guide you through the closing paperwork to complete the sale.
